Turquoise Hills Golf and RV organization will experience a much longer and harder growth pattern without the support of your course members. This is why we consider each and every one of you a very important asset. We do value your input and have placed a suggestion box at the entrance of the Pro Shop. It is our goal to please everyone but realize that if we can reach out to 90+ % of the membership we will be in good stead. Keep the suggestions coming so we can improve the operation.
We wanted to take a few minutes of your time to outline some of the plans we are going to implement on May 15 which we will consider the start of the summer season. In addition, we will identify some of the other concepts we would like to complete as the cash flow allows.
a. Rate sheet for 2010 - 2011 season is have been posted on the web. You will notice we have added fewer options based on the request of our members: walking rate, trailing fee, annual corporation rate.
b. Closing the entire course for over seeding will occur between Sept 6 - Oct 4. Your Course Superintendent feels he can build a better course for you.
c. Re-Seeding party for all members on Oct 2, 2010. Includes music, steaks or chicken with all trimmings. We will have the function on the Patio
d. We have approx 1 mile of cart paths on the front 9 and 1.25 miles on the back 9. We have a bid that exceeds $ 90,000 to cement those paths. However, we have a chip-seal bids that is considerably less. One of our goals is to chip - seal the paths around course. May need to wait until 2011-2012.
e. As many as 5 sand traps will be eliminated and sodded. Some of these traps are not used and we will speed up play.
e. We are in the process of adding 33 pine trees ( 6 - 10') throughout the course to enhance the looks and provide some shade.
f. We will continue to purchase new batteries for the golf carts. During the past several months we have replaced 70+ batteries. We about 25% thru the fleet of 48 carts. Please notify the pro shop if you get a slow cart.
g. The restaurant continues to be an expensive service we provide to you and others. Interesting we are selling approximately 40% of the food volume thru the Bar. It is our goal to keep the facility open so that the members and guests can enjoy eating without leaving our facility. It is of major importance that we build a program that is supported by the local residents and golfers. We do have a future program that will ensure success but we need to hold on until that happens.
h. Restaurant New Hours: June 1 we will start closing on Monday. Tuesday - Saturday we will be open 6 am - 2pm and on Sunday we will open 9am - 2pm. Breakfast served any time we are open.
i. Our Lounge business is growing. We have a new bar menu with many interesting items and we continue to explore events that can be recurring. We are looking forward to having live music on the patio throughout the summer. Any ideas ???
Our Micro Brewery is growing with the three types of brew. We will be starting a new summer brew in the near future.
We have developed a relationship with a local Winery that will be producing several country wines for Turquoise Hills Golf and RV. Keep an eye open for a wine tasting event.
RV sites will maximize the growth of all three profit centers with Turquoise Hills Golf and RV organization. Currently we have six (6) full hookup sites available and we are working on designing an additional 50 sites in the vacant area between the club house and the existing Shop. The City is supporting this new RV Sub division.
a. We will be selling those sites as well as renting until sold out. See the attached plot plan. We are currently taking reservations to purchase. We are selling the first 19 sites for $ 25,000 and a reservation cost is $ 5,000 (fully refundable) until time of earnest money agreement is completed. We strongly feel these 56+ sites will be valued and sell for $ 39,000 to $52,000 each.
b. They will have a minimum size of 40 x 60' each and that will meet City codes for 5th Wheels, Motor Homes, or Park Models.
c. There will be a Lot Owners association with annual fees and that area will be governed by the owners with the umbrella of CC&R’s.
d. You may want to consider our the sub division as a short term investment opportunity. We project selling out within 30 - 48 months.
We will be selling the existing maintenance building for $ 8 - 10,000 with the purchaser removing the unit. Does anyone need the building ? That space will be utilized for new RV sites. A new maintenance facility will be built behind the existing cart barn so as to make our maintenance program more efficient.
As you can see we have work to do and we will work on it one day at a time. With your continued support we will be able to accomplish these tasks and enhance the overall facility.

July 9, 2009 - NEW OWNERSHIP AND MANAGEMENT
On June 5, 2009, Turquoise Hills Family Golf Center was sold to new owners who have changed the name to Turquoise Hills Golf and RV. We are pleased we were able to keep the facility open during the transition. Our goal is that this and future newsletters will keep you informed as to our current, short term and long term plans for Turquoise Hills Golf and RV. We are open to reviewing any recommendations that come forward and only ask that a complaint be accompanied by a suggested solution.
Leadership within the new organization is as follows:
Chris Westfall is the Grounds Superintendent. The word from the Grounds Crew Corner is that sand traps are being edged, cart paths are being groomed and the entire course is being trimmed. Two new access approaches on Holes 3 and 13 have generated thanks and favorable comments from many guests. . We have received many favorable comments noting the great condition of both fairways and greens. The Grounds Crew will continue to improve your golfing experience. Think Green.
Carla Huffman is the Service Superintendent. Her duties include overseeing the Bar, Pro Shop, Cart Management, and Marshals/Player’s Assistance.
... Bar service remained available during the transition as well with several of the past bar employees still here to serve you.
... Pro Shop has been restocked and you will meet several new volunteers behind that counter.
... Cart Management is concerned with keeping the carts in clean condition and we are lucky to have kept most of the members of that team.
... Player’ Assistance program is active and always looking for ways to improve the service to our patrons.
CURRENT PLAN OF ACTION
We are currently in the process of learning the operation, meeting the patrons, selling memberships and generating a positive attitude that will make this facility great for everyone. On July 4th we provided free golf for current and retired military and first responders. This will become an annual event. On August 8th, we will provide “free rounds” of golf to show our appreciation for the support we have received. We are pleased that we have exceeded our expectations as to the number of rounds and other support during these first few weeks. These appreciation days will be annual events.
SHORT TERM PLAN OF ACTION
Kitchen… ... Working at cleaning and painting of the kitchen area so that it can be opened in the near future. Cleaning and painting will be completed by August 1, 2009
Restaurant... After the kitchen cleanup is complete, we will begin the restaurant cleanup. It is our intent to initially open the restaurant for Breakfast seven days a week. Projected for completion not later than September 30 2009.
Another initial plan for the restaurant is to offer live music and a limited menu (ie: steaks, salmon, chicken meals @$10.00 each) on Friday and Saturday nights. Projected to be available not later than November 2009.
Bar... We have applied for and will obtain a liquor license for a Brewery and Winery. Yes, we will have a Micro Brewery and special Wines available by the glass or bottle. The Micro Brewery products and fresh fruit wines will be served on the south end of the existing bar. Projected to be available November 15, 2009.
RV Sites... (Park and Play) We are working on the first phase of the RV sites which includes 6 sites with a minimum size of 2400 sq. feet, new 20/30/50 amp service, city water and sewer. There will be no shower or laundry services available initially. Tenants are welcome to use all facilities (including activities) at Cochise Terrace RV Resort (www.cochiseterrace.com). Projected for completion not later than September 30, 2009.
Sister Park and Play... For additional RV sites to be used for Park and Play, we have partnered up with Cochise Terrace RV Resort. They will provide a park and play program. Rates are posted on the Cochise Terrace web site (see above). Available now.
Course Condition... The course has just been fertilized and will be completely seeded in early September. Chris and crew have done a wonderful job during these first few weeks and course reflects their devotion. Available now.
LONG TERM PLAN OF ACTION
RV Sites... (Park and Play)... We have obtained the necessary professionals to build and develop 25-40 (potentially) new RV sites with bathhouse and laundry facilities. Completion time is based upon City acceptance and cash flow. Currently we are projecting 3-4 years for total completion. We will build in two or three phases as the demand presents itself and cash flow provides. First phase projected for October, 2010.

Changes to the 2010 Re-Seeding Program at Turquoise Hills Golf and RV
Valuable Present and Past Members
Our Grounds Superintendent, Chris Westfall, has convinced our management team to reconsider the decision to close the course for the entire month of September 2010 for the purpose of re-seeding. His rationale was:
Unavailability of San Pedro Golf Course
No place available for folks to golf during September
Thus Turquoise Hills will be re-seeded as outlined below.
Close Back 9 Aug. 30th
Close Front 9 Between Sept. 13-16 based upon condition of Back 9.
The only rate schedule during this time frame will be $15 with cart and $10 without cart for 9 or 18 holes.
Once completed, we will schedule a "Re-Seed" Tournament that will include a steak dinner. The cost will be $15 pp for members and $25 pp for non-members. Get your foursomes setup early as this will be fun for one and all. Tell your friends...
